2012 Real Estate Market Statistics in Ashland

Well, now that our numbers are in for 2012, we have seen some intriguing statistics. You have already seen how Medway’s numbers looked – they have inched up over the last year in several categories – average sales price, average days on market ( the amount of time it takes to sell a home from listing the home to the time an offer is accepted), and number of homes sold.
Yet, when we take a town such as Ashland, the statistics don’t reflect exactly the same trend as in Medway. In 2011, Ashland sold 97 homes as compared with the 129 in 2012! However, the average sale price went down a bit from $380,000 to $354,900 and days on market went up a bit from 92 to 104.
So, while we see a climb in one area, others not so much!

Ashland Single Family Homes Sold Analysis for 2011

 

Metrowest Boston Real EstateA quick look at the Ashland Real Estate Market for 2011 – shows that the year was a stable one for the town.  The per square ft average sale price stayed the same as we compare 2010 to 2011.  Great news for Ashland as most metrowest towns slipped just a little as we reviewed similar real estate data.  

The range in single family home prices in Ashland was from $110k on Tri Street to $775,500 on Saddle Hill.  

Take a look at the review below which shows stats compared to 2010.  While we sold fewer homes in 2011, all other data is fairly flat – supporting the assessment of many realtors – that we’ve reached the bottom and we’re hovering there for a while – Next direction is UP !  We do expect a busy spring in Ashland with rates dropping this week to below 4% for a 30 year fixed loan.

A ROBUST Month for Ashland Ma Home Sales

November was a very robust month for home sales in Ashland, Ma when compared to November of 2010. Last November, only 3 homes sold in November, this year 12 homes sold! Last year the average (using Nov data only) was 328 days.  Clearly there was a home that sold that had sat on the market for a very long time that skewed the month to month comparison.  This year the market time for homes sold in November was 68 days, a very healthy sale month!   The data shows us that homes that sold in November 2011 were a little bit smaller on average.  The per square foot sale price has seemed to soar – This too is a result of the mix of homes that sold in one month.  I’ve done an analysis in 8 towns surrounding Ashland at this point and no town has increased the per sq ft sales price by that much.  In fact most towns have come down a bit in 2011 over 2010.  

So for Ashland we’re going to have to wait until end of year to determine the average per sq foot sale price.  Stay tuned for that report in January! 

Also good to note that 5 condos sold in November of 2010 as opposed to 6 condos selling in Ashland in 2011 – a very solid selling month!
