2012 Real Estate Market Statistics in Bellingham

 

Let’s take a look at how Bellingham fared from 2011-2012 in Real Estate!

We did see some inching up with the average sales price and number of homes sold.  When we say “number of homes sold”, this includes single family homes, multi-family homes and condos.  In 2011, the average sales price was $246,160.  Whereas in 2012, the averages sales price increased a bit to $251,315.  The number of homes sold also increased from 173 in 2011 to 192 in 2012.  The one statistic that remained static were the number of days on market (the amount of time it takes to sell a home from listing the home to the time an offer is accepted).  In 2011, the days on market was 133 and in 2012 it was 134.

Bellingham Real Estate Market Review 2011

A quick look at the Bellingham Real Estate Market for 2011 – shows that the year was a stable one for the town. Pricing in 2011 ranged from $25k for a cottage on Box Pond to $625k for a home in Bellingham Estates.

When we compare the numbers for single family home sales in Bellingham for 2011 compared to 2010

we see it’s been a fairly stable year – We sold as many homes as we sold in 2010 – The price of those homes

has dropped a bit though – We see the average sale price dropped from $282k to $263k in 2011.

Bellingham Home Sold Statistics for November

Good News for Bellingham in November when compared to same month last year. Last year only 8 homes sold in November – And this year?  Actually 15 single family homes sold (and another 3 condos).  That is almost double over 2010. The number of days it took to sell these homes stayed about the same (141 days in 2011) .  Even the average list and sale price increased.  But the per sq foot sale price has decreased that tells us in Nov 2011 the size of homes sold were larger than in 2010 on average.  Still it’s pretty clear the market is leveling off and buyers are out there.

Home Sales in Bellingham, MA in October

 October was a BIG month in terms of home sales in Bellingham! We  saw 15 homes being sold.  The average list price was $241,100 and the average sale price was $233,406.  On top of that, 13 homes are currently under agreement with an average list price of $247,857.  The average market time for homes being sold was only 73 days and for those under agreement, it was 132 days.

Comparatively, October 2010 saw 13 homes being sold, however, the average list price was $280,547 and the average sale price was $271,350.  The average market time was 78 days – fairly similar from year to year.  Stay tuned for November results at month end!
