2012 Metrowest Real Estate Statistics in Hopkinton

There are many reasons to love Hopkinton, so let’s take a look at our 2012 Metrowest Real Estate Statistics for this lovely town.

When we analyze statistics from year to year, we typically look at 3 main bits of information – number of homes sold from year to year (this includes single family, multi-family and condos), average days on market (the amount of time it takes to sell a home from listing the home to the time an offer is accepted) and average sales price.  So, in 2011, the number of homes sold in Hopkinton was 181 – then, in 2012, we saw a dramatic increase to 242 homes sold in Hopkinton! The days on market stayed about the same  - 119 in 2011 as compared with 116 in 2012.  But, the third statistic showed a great increase as well as the first!  The average sales price in 2011 was $493,890, but in 2012 it jumped to $518,870!  Wow!

For those who may not know, Hopkinton is 25 miles from Boston and is best known as the starting point for the Boston Marathon. Hopkinton is also home to the beautiful Hopkinton State Park located in Hopkinton and Ashland.  There are boating and swimming facilities, plus lovely walking trails!

Hopkinton Real Estate Statistics – November Year over Year

Good news for Hopkinton! November Sales are in and it was a more robust month as compared to November of 2010. Fifteen single family homes (and one condo) were sold in November 2011, as compared to 12 homes in 2010 (and 3 condos). Even market time has improved. Last year, it took on average 103 days to sell a single family home in Hopkinton – This year?  Only 88 days on average!  The average list and sale price has slipped a bit (a 3% drop in avearge sale price).  The per square foot sale price is very close to last year’s number.   

If it’s the time to move for you – Do it now – The market is stable, the buyers are out there and the options to buy are significant – Don’t wait because of what you hear the market is doing – Look at the data.  Hopkinton has been and continues to be a great town to live in and the data supports that.
