As 2012 drew to an end, we saw some interesting statistics about the Medway Real Estate Market. While it was a busy year (177 homes sold as compared to 155 in 2011), the average sale price inched up a bit from $294k in 2011 to $298k in 2012. What we’re seeing is days on market improved as well. “Days on Market” is the amount of time it takes to sell a home from listing the home to the time an offer is accepted. In Medway, the average Days on Market for 2012 was 129 beating the prior year of 148 days on market.
SO all good news in Medway about the Real Estate Market. For buyers there were some really GREAT deals. I like to think I sold the best. There was a home on Winthrop Street, a 4 bedroom 2 bath colonial in decent shape – with a nice yard that sold for $200k. My buyers moved from Sanford Mills to
that home and are quite happy with their purchase!
And for sellers, I sold a number of homes in Medway in less than 30 days. One home in particular sat on the market with a prior realtor for over 6 months and once I listed it we increased buyer activity dramatically and sold the home in about 30 days or so.

Why go to a town meeting anyway? Well, for starters decisions about your town are made there! And generally it’s not as well attended as you might think. Although I heard that Medway came out to vote “en masse”, I believe over 80% of the voters! The town meeting doesn’t get that turn out. In years past I recall barely reaching 150 people! Think how powerful those people are in making decisions!!
One important vote to be made on Tuesday is about whether to proceed with the renovation of the Thayer Homestead. In a future post I’ll tell you more about that project.
