Although there are 47 single family homes currently on the market for sale in Medway, Ma of those 47 homes for sale, 9 of them are flagged as having an offer accepted. So the real number is that there are only 38 homes ready for new buyers in this metrowest community.
The inventory of condos in town shows 17 homes available for viewing with two of the 17 currently with an offer accepted. For Medway, that’s significant inventory but that’s because of new construction that is available.
The spring inventory of single family homes usually hovers around 100 to 110 homes. So it’s understandable that buyers are feeling a bit frustrated by the lack of options out there. Because it feels like spring in New England with the unusual balmy weather we’ve enjoyed all winter, buyers expect to see the number of homes they’d generally see later in the spring season.
So what should sellers do? If you’re a seller who has a home to list this spring, DON”T WAIT TO LIST. Call me to help you expedite

There are many who say a duplex condo can be difficult to sell these days. There is some truth to that. The reason is the demographics of buyers for this home include first time home buyers. And first time home buyers generally cannot afford the downpayment of a conventional loan. Many know FHA Loans are very popular in MetroWest Boston for first time buyers because this loan product onlly requires 3.5% down BUT – they also require tha the condo association (and yes this is a duplex with a condo association OF TWO – the owners of each side) – MUST be APPROVED by FHA and that requires a LOT of work and time.
So how do you approve a first time buyer for a duplex in the MetroWest Real Estate area? I highly recommend a Mass Housing Loan and a good agent to make it happen! That’s what these buyers did and we closed within 35 days!

Some, maybe most people, in town don’t know about Sanford Mills.
They’re surprised to find out there is a condo complex on the river Charles in Medway. The Sanford Mills Complex issituated right at the water falls that can be seen from Sanford St (Lincoln St as it crosses the river into Franklin).
The Sanford Mills condo complex has been around since the early 90′s as a real estate complex. Prior to that it was vacant for a while, but was once a thriving mill. In fact one of the prior owners whose home I sold in the past few years tells me she remembered when her Grandfather worked there and she was so excited to have one of the units in the building where he was a supervisor. Her unit like some others hat an UNBELIEVABLE view of the water
fall over the dam. 
The complex currently is owner occupied for the most part. There are a few rentals (I think less than 6 of the 69 units that make up Sanford Mills). The units vary significantly in layout (to make good use of the complex layout) but are similar in that they all have at least 1.5 baths and 1 to 2 bedrooms. Some are multi level – some are on the same level. Most, if not all have very unique architectural touches which include wide board ceilings, brick walls and almost floor to ceiling windows. Just about all include in unit laundry facilities. Each unit has two deeded parking spaces, one close to the complex entrance, the other may be a few steps away. Visitor parking is also available. Condo docs note small pets are ok. Units vary in size from approximately 700 to 1200 sq ft. There may be one or two a bit smaller and a bit larger. Remember layout can vary significantly!
Just about everyone living there speaks highly of Sanford Mills living. There are book clubs and other get together and people are friendly and talk about feeling safe in the complex.
For those that have a view of the falls, there is no other complex that can compare. The river takes on such different looks as the seasons change.If you’re interested in considering a purchase of a Sanford Mills Unit, Call me. If you are considering purchasing a home for sale in Medway, MA – and you want a simple life where maintenance is taken care of for you, you should consider this as your real estate move!
Sales for residential homes in November has been running exactly the same as this time last year. We sold 7 single family homes in November which is exactly the same number of homes in November of 2010. But that’s where the similarities end.
The average list and sale price was lower in 2010. Does that mean we’re seeing appreciation year over year? No. In November of 2010, we sold smaller homes with less living area. In actuality the per sq foot sale price has dropped over 2010
November Sold Stats for Medway # of Homes Sold Average List Price Average Sale Price Average Market Time Average Sale$ per Sq ft has dropped to $136 from $150 per sq ft in November of 2010 – That’s about a 10% drop –
Because this is such a small sampling (7 homes and 1 month) I wouldn’t make assumptions about the entire year. Stay tuned for our end of year reporting in about one month.

Just the right time to be home for th holidays – And these buyers who have moved to Medway from out of state are – truly in their new home for the holiday season!
It’s always beneficial to know what the real estate market is doing in your town from one year to the next. Here are some interesting statistics for Medway:
This October 2011 saw 10 homes being sold. Their average list price was $318,850 and their average sale price was $321,672. On top of that, 5 homes are currently under agreement with an average list price of $308,960. The average market time for homes being sold was 111 days and for those under agreement, only 67 days!

Comparatively, October 2010 saw only 4 homes being sold, however, their average list price was $457,150 and their average sale price was $429,250. The average market time was 101 days – fairly similar from one year to the next, but slight increase this year.

After a rather quiet summer in real estate by most accounts, here comes Fall! I just came from a broker caravan in Medway and clearly there are some great houses out there! Metrowest activitiy has increased daily. It’s officially mid September today so Fall Season should be here. Let’s look at a few of the Metrowest towns and see if you agree the Metrowest daily listing activity puts us officially into fall. Buyers take note. If you’re looking for a home before the holidays, get out there now while the inventory in Metrowest is growing daily!
