Although there are 47 single family homes currently on the market for sale in Medway, Ma of those 47 homes for sale, 9 of them are flagged as having an offer accepted. So the real number is that there are only 38 homes ready for new buyers in this metrowest community.
The inventory of condos in town shows 17 homes available for viewing with two of the 17 currently with an offer accepted. For Medway, that’s significant inventory but that’s because of new construction that is available.
The spring inventory of single family homes usually hovers around 100 to 110 homes. So it’s understandable that buyers are feeling a bit frustrated by the lack of options out there. Because it feels like spring in New England with the unusual balmy weather we’ve enjoyed all winter, buyers expect to see the number of homes they’d generally see later in the spring season.
So what should sellers do? If you’re a seller who has a home to list this spring, DON”T WAIT TO LIST. Call me to help you expedite the preparation and listing process so you can capture one of the many buyers looking in this community BEFORE the rush of listings that will occur a bit later this spring season!
There are many who say a duplex condo can be difficult to sell these days. There is some truth to that. The reason is the demographics of buyers for this home include first time home buyers. And first time home buyers generally cannot afford the downpayment of a conventional loan. Many know FHA Loans are very popular in MetroWest Boston for first time buyers because this loan product onlly requires 3.5% down BUT – they also require tha the condo association (and yes this is a duplex with a condo association OF TWO – the owners of each side) – MUST be APPROVED by FHA and that requires a LOT of work and time.
So how do you approve a first time buyer for a duplex in the MetroWest Real Estate area? I highly recommend a Mass Housing Loan and a good agent to make it happen! That’s what these buyers did and we closed within 35 days!

2011 was an interesting year for Medway, Ma in terms of real estate sales. While the least expensive home that sold in 2011 was a cape on Village Street that was in need of major rehab – sold for $112k, Medway had a number of sales on the upper end with one home selling at $1.38 million (a new street off of Ellis in the new development built by Unique Homes.) Some, maybe most people, in town don’t know about Sanford Mills.
They’re surprised to find out there is a condo complex on the river Charles in Medway. The Sanford Mills Complex issituated right at the water falls that can be seen from Sanford St (Lincoln St as it crosses the river into Franklin).
The Sanford Mills condo complex has been around since the early 90′s as a real estate complex. Prior to that it was vacant for a while, but was once a thriving mill. In fact one of the prior owners whose home I sold in the past few years tells me she remembered when her Grandfather worked there and she was so excited to have one of the units in the building where he was a supervisor. Her unit like some others hat an UNBELIEVABLE view of the water
fall over the dam.
The complex currently is owner occupied for the most part. There are a few rentals (I think less than 6 of the 69 units that make up Sanford Mills). The units vary significantly in layout (to make good use of the complex layout) but are similar in that they all have at least 1.5 baths and 1 to 2 bedrooms. Some are multi level – some are on the same level. Most, if not all have very unique architectural touches which include wide board ceilings, brick walls and almost floor to ceiling windows. Just about all include in unit laundry facilities. Each unit has two deeded parking spaces, one close to the complex entrance, the other may be a few steps away. Visitor parking is also available. Condo docs note small pets are ok. Units vary in size from approximately 700 to 1200 sq ft. There may be one or two a bit smaller and a bit larger. Remember layout can vary significantly!
Just about everyone living there speaks highly of Sanford Mills living. There are book clubs and other get together and people are friendly and talk about feeling safe in the complex.
For those that have a view of the falls, there is no other complex that can compare. The river takes on such different looks as the seasons change.If you’re interested in considering a purchase of a Sanford Mills Unit, Call me.
